How Florida doc stamps work

Deeds are taxed at $0.70 per $100 of consideration, or portion of $100 (s. 201.02, F.S.). Miami-Dade uses $0.60 per $100, plus a $0.45 per $100 surtax unless the deed transfers only a single-family dwelling (s. 201.031). Mortgages and notes are taxed at $0.35 per $100 (s. 201.08). The $2,450 cap applies only to unsecured notes, not recorded mortgages. The nonrecurring intangible tax is 2 mills, or 0.2%, of a mortgage-secured loan (s. 199.133).
